In Sarzeau, facing the ocean and with direct beach access, a property with houses and outbuildings on 3,000 m² of grounds.
Located on the Rhuys peninsula, Sarzeau is a small Breton village of nearly 8,000 inhabitants. Between the Morbihan gulf and the ocean, the village is surrounded by coves, rocky outcrops, former saltmarshes as well as vast beaches, which provide a privileged observation point for the wild flora and fauna. Vannes, the administrative centre of the department, is less than 30 minutes away, as well as its high-speed rail train station, which reaches Paris in 2.5 hours. The first essential shops, schools and services are a few minutes away, while the Port of Crouesty is 15 minutes away.
The property is located on a small, quiet residential street, on the south side of the village, facing the ocean. On a 3,000-m² piece of land, two houses and a double garage with an annexe have been built. Once through the entrance gate, the first house is revealed as well as a vast garage on one side, which abuts a carport. The main house, a thatched cottage, is hidden behind a verdant wall of vegetation. In front of its southern façade, a long garden is bordered by vegetation and a split stake fence, while several stone pine trees punctuate the whole. At the end of the property, the ocean and beach are located below, accessible via a private ramp.
The Thatched CottageCovered with a thatched roof, which dates from within the past ten years, it is oriented fully south, facing the ocean and contains approximately 155 m² over two levels. Slightly set back from the coast, it still benefits from an unobstructed view and a sizeable garden.
The ground floor
With ocean views from most of the rooms, an open kitchen is extended by a dining room and a living room with a fireplace. In the latter, a door leads to a bedroom with an en-suite bathroom, followed by an office. Besides the living spaces, the entrance on the northern façade leads to a hallway, laundry room-boiler room as well as a lavatory and shower. The floors are covered in tiles or carpet.
The upstairs
A hallway leads to four bedrooms, a shower room, a lavatory as well as an attic space under the eaves. The Second HouseBuilt over two levels under a gabled slate roof, this house of approximately 75 m² includes a living room with open kitchen, a storeroom-shower room and lavatory on the ground floor as well as three bedrooms (one of which is under the eaves), a bathroom and lavatory upstairs. On the northern side, a small independent entrance via an outside staircase provides access to the first floor. The OutbuildingsOn one side of the property's entrance, a vast double garage of approximately 50 m², with additional storage spaces located within its depths and upstairs via suspended walkways, stands adjacent to an outhouse. At a right angle, a vast carport has enough room for three vehicles. A garden shed is located next to the thatched cottage.
